Title transfer but loan is still in sellers name

I have a friend who owes me money and he is willing to transfer title to me in an irrevocable trust. I want to discharge the mortgages. There is at least 200k to 400k of equity. I have my UCC1 filed and still need to file actual notice of record to Sec of State, Puerto Rico, etc. I need advice and help.
