foreclosure on a house

i live with my friend, and the title of the house is on my friend name, but the house is on foreclosure can i registered the house with ucc-3 and put a second line on it and discharge my friend debt, or i have to have as power of attorney from my friend first to be able to act on behalf of my friend ?
